Torres Huitzilin, Luxury Apartments in Cancun

The Torres Huitzilin
project consists of an urban development and construction of a
condominium with 60 high quality residential apartments in 5 towers
consisting of 12 apartments of approximately 157m2, semi-panoramic
individual elevator in each tower. Built on a surface of 8,352, 21m2
in the exclusive zone denominated “El Table”, Lot 4B5, Supermanzana
4ª, in Cancún, Quintana Roo, Mexico.
These Towers will comply with the
infrastructural requirements for sewage, interior lighting, access
to paved indoor parking, swimming pool, sidewalks, landscaping and
exterior work.

The group of
Torres Huitzilin
will be defined with a modern concept based on concrete
fabricated structure, with first class high quality modern
finishes in white aluminum and “tintex” glass on facades and
will count with the best installations as far as exterior
works needed for the comfort of its inhabitants. The
apartment will be grouped in modules of 5 towers, which will
allow to define the common areas provided with landscaping,
swimming pool, children’s swimming pool, “velaria”. All of
these concepts are for common use. These areas will be
united by walkways fabricated with décor concrete. |

The
constructive system of the apartments will be:
Foundations and
beams on platform compacted at 95% proctor, filling from
local regional quarry material (sascab), columns and slabs
with steel reinforcement and hydraulic concrete of 250
Kg/cm², will include structural walls of concrete and
perimeter walls of block; the intermediate walls to be of
board rock and durock for humid zones. Specific finishes on
floors will be of ceramic tile and the walls will be of a
combined material made of fine manufactured mortar sand
cement for interiors, in the bathrooms ceramic tiles.
An apartment will consist of: 157 m² approx. and more than
two parking spaces, an ample living room, fully equipped
kitchen, 2 or 3 bedrooms (dressing Room in the main bedroom
OPTIONAL.) and TV Room or a third bedroom, 2 or 3 complete
bathrooms (optional), service area with W.C. The
characteristics of each apartment will depend on the four
available options for the client. |

Commercial
area
The project is
contemplated to be developed on 8,352.21 m² of this surface,
around 1,400.00 m² correspond to driveways within the
project, uprooted areas reflect 1600.00m². For landscaping
and common areas 5,350 m² where pools, “velaria”, occupy
1250.00 m², the walkways have an area of 820.00 m², and the
remainder will be occupied by the perimeter and central
landscaping with an area of 3,282.21.00 m². |

Specifications of the finishing materials brickwork
The interior
finish is of flattened mortar fine sand cement prepared to
receive washable painting
The low ceilings will be of board rock in the interior and
durock on the outside, ready to receive washable painting.
The block walls will be leveled with cement sand and all the
interior corners or exteriors will have a rounded edgers
finished with the same sand cement mortar.
Waterproofing
In roof slabs and sprinkler area: base of asphalt emulsion
in two layers with intermediate reinforcement, minimum
guarantee of quality of 5 years. |
